Kevin Conners

Kevin Conners

Partner, Capital Markets

Kevin is head of Capital Markets for Spruce Harbor. He is responsible for securing financing for acquisitions and dispositions. Kevin leads disciplined processes strengthening corporate and asset level financing, across a portfolio and project lifecycle. Previously, Kevin has two decades of buying and selling Oil and Gas Minerals in Colorado, Oklahoma, Texas, Wyoming, and North Dakota. He has judiciously managed liquidity requirements in asset heavy industries. Kevin has a Bachelor of Arts in Regional Development from University of Arizona where he played on the men's ice hockey team.

Peter Kling

Peter Kling

Partner, Asset and Risk Management

Peter is head of Asset Management, Risk Management, and Strategy for Spruce Harbor. He is responsible for building business plans to protect downside and paying close attention to cycles, managing risk through Spruce Harbor Capital's Rule of Thirds, making sure investors margin of safety stays front and center. Earlier in his career he was head of strategy for a Family Office in Seattle and sat on the investment committee deploying capital across the alternative private markets. He transitioned to a vertically integrated national private equity real estate firm where he led due diligence and investor relations. Peter has an MBA with distinction from Grenoble Ecole de Management, attended the Tuck School at Dartmouth, and holds a Bachelor of Arts from Alaska Pacific University.

Sam Maddox

Sam Maddox

Partner, Acquisitions

Sam is head of Acquisitions and the architect behind Spruce Harbor's Acquisition Platform. He is responsible for originating and evaluating new investment opportunities, and structuring capital stacks, aligning stakeholders from underwriting to close. Earlier in his career, he was at Walker & Dunlop Investment Partners, where he developed a strong foundation in real estate private equity, focused on capital allocation, underwriting, and transaction structuring. He transitioned to the sponsor side at a boutique firm, where he led acquisitions and investment strategy. Sam has a Master's in Real Estate and the Built Environment from the University of Denver and holds a bachelor's degree from Buffalo State University, where he played collegiate hockey.

Kyle Ostrow

Kyle Ostrow

Partner, Operations and Research

Kyle is head of Operations for Spruce Harbor. He is responsible for all firm-wide operational matters. Kyle supports the full acquisition lifecycle, conducting detailed research, and maintaining clean databases. Prior to Spruce Harbor, Kyle has personally acquired over 2,000 mineral acres, conducting detailed research, negotiating with owners, and executing on operational plans. He insists on documentation and systemization for continuous improvement. Kyle has a Bachelor of Business in Finance and Real Estate from the University of Denver, where he was captain of the men's ice hockey team. Following college, he played professional hockey in North America and Germany for five years.

Derek Rodwell

Partner

Derek focuses on transactional strategy, deal structuring, and business operations for Spruce Harbor. He brings experience across legal, compliance, and transactional matters, supporting the company's growth and execution of complex projects. Derek obtained his J.D. from the University of Denver Sturm College of Law and earned a Bachelor's in Business, focused on entrepreneurship, from the University of North Dakota, where he competed on the men's ice hockey team. Following the completion of his undergraduate degree, Derek played professional hockey in North America.

Carson Hanna

Carson Hanna

Information Specialist

Carson is the Information Specialist for Spruce Harbor. He is responsible for data extraction, market research, and information synthesis across the firm's sourcing, underwriting, and investment committee process. Carson completed his Master's in Real Estate at the Leeds School of Business at the University of Colorado Boulder.
